Gujranwala’s real estate has made great strides in the last few years. As a result of this, a range of projects have emerged to prominence and attracted a pool of investment in the city. Usman also added that each block has a commercial centre of its own, which caters to everyday needs of the residents. G Magnolia has a school inside its premises, as well as a renowned education franchise just outside its gate. A medical college is also being built inside the project to facilitate the students.

Property, prices, projections

According to Tariq Iqbal, a real estate agent, on offer are plots sized 5, and 10 marlas as well as 1, and 2 kanals. The prices of these at the moment are PKR 400,000/marla for 5-, and 10-marla plots, whereas prices are PKR 250,000/marla for 1-, and 2-kanal plots. As is evident in the prices, the 5-, and 10-marla plots are being preferred by both genuine buyers and investors at the moment.

This can be attributed to low construction and maintenance costs of these houses and good investment yield in the long run, according to Usman. When comparing with last year, Usman has observed that prices for 10-marla plots have increased from PKR 1,200,000 to PKR 3,000,000. This shows that prices have more than doubled during this time.

It is expected that by the end of this year, prices will have increased even more. G Magnolia is offering competitive prices which is giving it an edge over all other projects.
